1. Land Acquisition & Zoning Verification
Confirm ownership, zoning classification, land use, density, setbacks, and development restrictions. Perform due diligence, surveys, and preliminary feasibility analysis to ensure the project is legally and financially viable.
2. Design & Planning
Develop architectural, structural, MEP, and site plans based on zoning and project goals. This phase includes schematic design, design development, construction documents, and preliminary cost estimation.
3. Permitting Process
Submit plans to the city or county for plan review. Address comments, revisions, and approvals from zoning, building, engineering, utilities, and fire departments until permits are issued.
4. Construction & Inspections
Execute construction according to approved plans. Coordinate contractors, schedules, inspections, and quality control. Pass all required inspections at each construction milestone.
5. Project Closeout & Certificate of Occupancy
Complete final inspections, submit as-builts and closeout documents, resolve punch-list items, and obtain the Certificate of Occupancy (CO), allowing legal use of the property.
